City commission clears way for new retail store
The likelihood of a Family Dollar/Dollar Tree combo retail store being constructed in Kingfisher took one major step closer to reality.
Kingfisher city commissioners on Monday unanimously approved an earlier recommendation by the city’s planning and zoning board to rezone a one-acre tract of land to Commercial 2.
The land sits directly south of the Holiday Inn Express, just west of U.S. Highway 81 on the city’s south end.
The application to rezone was filed by Brown, Brown, Wood & Schoelen, Inc., the current owner of the property.
It was filed on behalf of Iron Horse Development, which was awaiting the approval before moving ahead with the purchase of the land and building on the location.
Submitted plans call for a 10,500 square foot building, which has been standard in the expansion of the combination retail chain.
Approved prior to Monday was a variance regarding the amount of parking spaces required.
City code calls for one parking space for every 150 square feet of retail space.
The initial plans called for 8,600 square feet of retail space in the building, which would require 58 spaces.
Family Dollar/Dollar Tree requested 34 spaces, which was approved by the board of adjustments, which held a special meeting on Feb. 23.
Moves by the board of adjustments don’t have to go before the city commission.
Dollar Tree and Family Dollar were separate companies - and stores- until 2014 when Dollar Tree purchased Family Dollar.
Dollar Tree, Inc., operates more than 15,000 discount stores in the continental U.S. According to its website, it ended 2022 with 810 combo stores and says it has plans to build “hundreds more in the coming years.”

Commissioner Geoff Covalt made the motion to accept the P&Z board’s recommendation.
Commissioner Kyle Mecklenburg seconded and it was also approved by Mayor Roxie Alexander and Vice Mayor Wendell Prim during the March regular meeting.
