Dollar Tree clearing way to build in Kingfisher

Moves were made by two city boards Thursday to clear the way for construction of a Dollar Tree retail store on the south end of Kingfisher.

The Kingfisher Planning and Zoning Commission approved a request to rezone a one-acre lot to Commercial 2.

The lot sits on the west side of Main Street just south of Holiday Inn Express.

It is currently owned by Brown, Brown, Wood & Schoelen, Inc.

Voting in favor of the rezoning were Eddie Payne, Austin Evans, Reggie Redwine, Judy Whipple and Tim Abercrombie.

Commission members Jean Crosswhite and Neal Brown were not at the noon meeting.

According to Jon Friesen, the city’s community development director and building inspector, Dollar Tree plans a 10,000 square-foot building on the lot.

Dollar Tree, through Iron Horse Development, also requested a variance for the parking lot.

Iron Horse Develop- ment of Wichita, Kan., filed the planning and zoning and board of adjustment applications.

It is listed as the purchaser of the property on applications.

City code calls for one parking space for every 150 square feet of retail space.

The initial plans call for 8,600 square feet of retail space in the building, which would require 58 spaces.

Dollar Tree requested 34 spaces, which was approved by the Kingfisher Board of Adjustments, which held a special meeting on Thursday as well.

Friesen said that approval was contingent on Dollar Tree paving a proposed grassy area on the southwest corner of the lot.

Friesen said the next step is for Dollar Tree to submit more complete construction plans for the building and the lot to the city for approval.

The planning and zoning commission’s recommendation will go to the city commission for final approval.

It next meets on March 20.

The variance approved by the board of adjustments doesn’t have to go before the city commission, according to Acting City Manager Brittney Hladik.

That board consists of Evans, Redwine, Whipple, Brown and Crosswhite.

The latter two also were not present for that meeting.

Dollar Tree, Inc., operates more than 15,000 discount stores in the continental U.S.

A Family Dollar-Dollar Tree store opened in Hennessey last year. That town’s board of adjustments also approved reducing the number of parking spots to 34 in that process.
